Our office will work with the local planning commission and the landowner to divide property into tracts to fit their needs. This can be as simple as a single cutout for a new house to dividing a property into multiple tracts.

Our office will work with the local planning commission and the landowner consolidate different tracts that adjoin each other into one single tract.

Marking Property Lines
Typically when preparing to build a fence or make improvements to a property the property owner or builder may want property lines marked to ensure that any new improvements do not encroach on building setback lines or neighboring properties. This typically will be added to a boundary retracement survey or subdivision.

Topographical Surveys
Before any engineering projects take place there is typically a topographical survey completed to show a detailed map of existing natural and man-made features of a land area, including its terrain, elevation, and contours.

Elevation Certificates (FEMA)
An elevation certificate is a document, prepared by a professional land surveyor, that defines a property's characteristics, such as its location, lowest floor elevation, and building features, in relation to flood zones, used to determine flood insurance rates and ensure compliance with local building ordinances.

Letters of Map Amendment or Letter of Map Change
Our office will work with FEMA to amend a National Flood Insurance Program (NFIP) map to establish whether a property is located within a Special Flood Hazard Area (SFHA), essentially allowing a property owner to contest a flood zone designation if they believe their property is not actually at risk of flooding based on its elevation relative to the base flood elevation; this can potentially remove the requirement to purchase flood insurance for that property.

Mortgage Inspection Surveys
A mortgage inspection is not a survey of the property but a property assessment conducted by a surveyor to identify potential issues like encroachments, easements, and zoning violations, primarily for lending purposes.

This is the process of marking the ground with stakes to show where proposed features like buildings, roads, and utilities should be built, ensuring accurate construction according to design plans provided to our office.

An ALTA/ACSM (now ALTA/NSPS) Land Title Survey is a comprehensive survey designed to assist all parties involved in a commercial real estate transaction, ensuring a detailed view of a property's features, boundaries, and potential issues.

Property Rezoning Applications
Our office will work with the local planning commission and the landowner to re-zone their property which will officially change the designated use or classification of a piece of land by a local government, altering the permitted uses and development restrictions.

Our office will prepare a building location plat to show where a proposed structure is to be constructed in relation to property lines, easement areas, and building offset lines.
